Why We Offer Both Private Treaty & Auction

There are many agents and agencies that have restrictions around how they market, promote and sell your home, however we are all about creating smart and savvy strategies that are custom to our sellers and their individual property.

There are many ways you can sell a property, however the most common methods are by private treaty or auction. A private treaty campaign will see a property presented to the wider market with either a price guide or an invitation for buyers to present offers based on their own interpretation of value. The private treaty method doesn’t confine a property to a deadline and welcomes buyers from all circumstances and situations. An auction on the other hand is normally marketed for a set time period with a distinct deadline. Buyers generally need to have pre-approved finance and have met all conditions prior to auction day when it comes to purchasing at auction. While both methods get the job done, there is no ‘better method’ as each  home and seller is in a different set of circumstances making it beneficial to work with agents that have the skill, knowledge and experience to offer both options.

There is no one-size-fits-all approach and you will notice that at Stewart Estate Agents we have both private treaty and auctions listings at any given time. We find that private treaty is a great method of sale for those without time sensitivity or where buyers will naturally compete for the home. While auctions are exceptional when it comes to building competition, creating a sense of urgency and for use on properties where there are few comparable sales to give an indication of current market value. An auction campaign will have buyers meet in the auction arena and fight to outbid the competition which can often lead to a higher than expected sale price purely based on supply and demand principles. A good agent however can navigate through a private treaty and create competition that will optimise the sale price, again why we say there is no ‘best method’.
